BROOKSTONE CONDOMINIUM ASSOCIATION RULES AND REGULATIONS POOL RULES 1.) Brookstone residents & quests only. Residents must accompany guests at all times. A maximum of four (4) guests per unit is allowed. 2.) No one is permitted in the pool unless a lifeguard is on duty. The lifeguard is in complete charge of pool area. Children under ten (10) must be accompanied by an adult sixteen (16) or older. He or she may supervise no more than four (4) children at any one time. Children are the sole responsibility of an adult and are not under the supervision of the lifeguard. 3.) All children must pass a swim test given by the lifeguard before swimming in the deep end of the pool. 4.) Running, diving, ball playing, horseplay, dunking, etc. or causing undue disturbance in or around the pool area is not permitted. 5.) Flotation devices are prohibited except for children’s swimming aides. Non-swimmers and children may use swimming aids. Parents must be in the water with children using swimming aids. 6.) Glass containers and alcoholic beverages prohibited. 7.) Smoking is prohibited in or near pool. 8.) Pets are not permitted in or around pool. 9.) Trash must be placed in the receptacles provided. 10.) Disposable diapers are not permitted in the pool. Cloth diapers with plastic pants are to be used at all times. 11.) The Association is not responsible for loss or damage to personal property. 12.) The above rules are subject to change. Failure to comply with the rules will result in loss of pool privileges. PET RULES AND REGULATIONS The purpose of this resolution, which has been adopted by the Board of Directors of Brookstone Condominium Association is to set forth practical guidelines for the enjoyment of pets within the limitations of the Community. Cooperation with these guidelines will help preserve property values and maintain a clean and healthy environment for all residents. 1.) All pets must be carried or walked on a leash and attended by a responsible person. 2.) All pets are to be walked along the curb only. 3.) Pet owners are responsible for the immediate removal of waste of their pet. This waste must be disposed of in the owner’s trash receptacle. Waste materials can not be thrown in storm sewers. 4.) Pets shall not be allowed in or around the pool, clubhouse or tennis courts. 5.) Pets shall not be permitted to disturb neighbors by loud noises or barking. 6.) Pets shall not be left unattended at any time while outdoors. Temporary stakes, Doghouses or chains are not permitted on any portions of the common elements. 7.) Pet owners are responsible for any property damage, injury or disturbances their pet may cause or inflict. **Violations of these rules should be directed to the Management Office. A warning letter shall be issued to the pet owner with a copy of this resolution advising of a potential fine should a second violation be reported. The fine for the first offense will be $100.00. Any subsequent fines for any pet violation will result in a $200.00 fine.** VEHICLES AND PARKING REGULATIONS 1.) All exterior parking areas on the Property shall only be used for currently licensed, registered, state inspected and operational four-wheel passenger vehicles, mini-vans, commercial vans, pick up trucks not in excess of standard three-quarter tons. All cargo on pick up trucks must be covered when parked overnight. 2.) Exterior parking areas are designated only as one vehicle length in front of the Unit garage doors and lined parking areas. No recreational vehicles, mobile homes, trailers or boats are permitted to be parked on the property. There is no parking permitted along the streets. The only exception to this regulation is on a temporary basis in connection with Unit or Common Element repair, maintenance, construction work or deliveries to a Unit. 3.) Cars or mini-vans may be parked in garages or vertically in front of garage doors. No car or van may be parked horizontally along the drive through. Any vehicle classified as a truck, commercial truck, or commercial van must not be parked in additional parking spaces near buildings but in one of the larger parking lots in the community. The large parking lots are as follows: Next to 1400 building of Lynbrooke, between 1600-1800 building of Lynbrooke, lot across from 2000 building of Lynbrooke, to the right of 2600 building of Lynbrooke, next to basketball courts on Sterling, between 1900-2100 building of Sterling, between 2100-2300 building of Sterling, to right of 3300 building of Sterling. To the left of 2300 building of Waterford, between 2200-2400 buildings of Waterford, between 1800-2000 building of Waterford, between 1600-1800 building of Waterford. 4.) No car, truck or van repairs are permitted. Any vehicle leaking fluids of any kind which may cause damage to a parking surface must be removed. |
